Once again, GNGrup has participated in the XXIV edition of one of the most important Project Management events #Project2023. We thank CESINE Jornadas and Metros2 Magazine for giving us the opportunity to participate with Justo Mar\u00edn’s presentation on project monitoring vis-\u00e0-vis the property or the operator.<\/p>\n

The opening speech was given by \u00c1lvaro Gonz\u00e1lez, delegate councilor of the Housing Policies Area of the Madrid City Council. Gonz\u00e1lez highlighted the need for collaboration between the Administration and the private sector and valued the efforts of the Madrid local government to streamline bureaucratic procedures in administrative processes related to residential promotion.<\/p>\n

The technical panel was moderated by Miguel \u00c1ngel Falc\u00f3n, managing director Spain at Lysander, and included \u00c1lvaro Otero, Real Estate partner at CMS Albi\u00f1ana & Su\u00e1rez de Lezo; Gregorio D\u00efaz, technical director of Inmobiliaria Espacio; Francisco Cer\u00e9n, general director of Bilba; and Justo Mar\u00edn, director of Project Management at GNGrup.<\/p>\n

In the first intervention, dedicated, \u00c1lvaro Otero pointed out the need for all the parties involved to understand each other throughout the construction process, from planning, during the work, and in the final settlement. None of them should impose their criteria and all must be respected in their respective responsibilities.<\/p>\n

The technical director of Espacio, responsible for such emblematic projects as the Canalejas Complex, spoke of project management understood as \u201c360\u00ba support\u201d. Projects must be tackled with a multidisciplinary team capable of capturing the client’s needs and writing them down on a blank piece of paper so that the promoter can decide in which area they are going to work with the project manager. He highlighted the way BIM technology has given agility to projects.<\/p>\n

The third intervention, by Francisco Cer\u00e9n, was dedicated to the new relationships between developer and builder and collaborative processes. Cer\u00e9n explained the main difficulties that the construction sector is going through are the increase in the cost of materials, the lack of specialized labor and political instability. These challenges, Cer\u00e9n assured, force agents in the sector to be flexible and work together in collaborative processes that are a sum of well-regulated processes. In this task, project managers are key because they achieve a balance that represents a cultural change in the sector.<\/p>\n

Finally, Justo Mar\u00edn, from GNGrup, spoke about project monitoring (Project Monitoring), which seeks to monitor compliance with project objectives from a broad point of view. Project monitoring protects the client’s interests by identifying and advising on project risks. At the same time, it is anticipated, as an early warning system, to be able to inform the client of possible problems that may arise from a technical or financial point of view.<\/p>\n
